Special Use Appraisal

Special Use property provides unique challenges when estimating its value. Examples of such are Churches, Golf Courses, Parks, Museums, Public Buildings, Schools, and Clubhouses. Such properties represent a unique subset of commercial property. In general, commercial-use properties (i.e. office buildings, restaurants, retail outlets, etc.), are valued for their ability to produce income. On the other hand, special use properties are different in that they are often typically designed and constructed to accommodate a specific need for an individual or group of individuals at a particular point in time.
